简述房地产开发过程中的质量管理
摘要
伴随我国整体城市化进程加剧，房地产项目作为一项利国利民的工程，其项目质量管理具有重大意义。从茅草屋到大别墅，随着房屋质量的升级代表着房地产行业也在不断地提高，人们的居住条件更得更好，现在买房不单单只看重于居住，更看重它的品质，它的质量，它的配套设施等等，这不仅仅是人们生活质量上的提高，更是人们幸福指数的提高。合理规范房地产项目的质量管理不仅成为地产类公司得关注方向，而且对于提升房地产企业市场核心竞争力有着重要意义。对此，本文通过以银丰世家项目为例，对房地产项目开发过程中的质量管理情况探究，首先对相关理论知识探究，对房地产项目质量管理的概念、组成及特征概述；其次对银丰世家项目开发过程中质量管理现状分析，了解规划设计阶段、招标阶段、施工阶段以及交工阶段的情况；再次针对银丰世家项目开发中质量管理状况找寻存在的问题，发现存在企业规划设计阶段决策不稳定、项目招标阶段存在隐患、施工阶段质量预防与把控不足、交付阶段安排与服务缺乏协调性；最后针对上述问题提出构成科学的规划设计阶段质量管控模式、形成招标阶段质量提升与风险识别、针对潜在施工风险构成多层面原则性管控措施、做好市场调研及项目定位明确交付服务协调性的建议，增强房地产项目开发过程中的质量管理模式。

Abstract
WiththeaccelerationofChinasoverallurbanizationprocess,therealestateproject,asaprojectbenefitingthecountryandthepeople,itsprojectqualitymanagementhasgreatsignificance.Reasonablystandardizingthequalitymanagementofrealestateprojectshasnotonlybecomethefocusofrealestatecompanies,butalsohasgreatsignificanceforenhancingthecorecompetitivenessofrealestateenterprisesinthemarket.Inthisregard,bytakingYinfengShijiaProjectasanexample,thispaperexploresthequalitymanagementsituationintheprocessofrealestateprojectdevelopment.Firstofall,itexploresrelevanttheoreticalknowledgeandsummarizestheconcept,compositionandcharacteristicsofrealestateprojectqualitymanagement.Secondly,thecurrentsituationofqualitymanagementinthedevelopmentprocessofYinfengShijiaProjectisanalyzedtounderstandtheplanninganddesignstage,thebiddingstage,theconstructionstageandthedeliverystage.OnceagainfortheYinfengShijiaprojectdevelopmentqualitymanagementsituationtofindtheexistingproblems,foundthattheenterpriseplanninganddesignstagedecision-makinginstability,projectbiddingstagetherearehiddendangers,constructionstagequalitypreventionandcontrolisinsufficient,deliverystagearrangementandservicelackofcoordination;Finallyaimedattheseproblemspu
